Everyone knows quality comes at a premium. The question worth asking is whether the builder is charging that premium for the product or for the brand name. The last twenty months gave us a clean example of both: Max Estates and Godrej Jardinia launched at roughly the same 16 to 17 thousand a square foot. Max investors are now fielding calls at 24; Jardinia is still crawling at 17. Please stop paying a premium for the developer. Pay it for the project.

SOBHA is the rare case where the premium sits in the product. In the 1990s SOBHA found that outsourcing materials put both quality and timelines at risk, so it took the unusual step of making almost everything itself. Bricks, cement, wood, steel, aluminium, plastic — close to 90 per cent of what goes into the building is manufactured in-house. The industry calls this backward integration, and it is studied as a Harvard Business School case.

The detail is where it shows. SOBHA doors are built in two layers with a steel plate integrated between them that drops as the door shuts, closing the gap between door and floor. Balcony doors and windows use double glazed units, the panes separated by a spacer filled with air or an insulating gas, which keeps the home warmer in winter, cooler in summer and markedly quieter. Exteriors are painted with Jotun, the paint specified for the Eiffel Tower and for boats, because both must survive sun and water.

That is what the money buys. A luxury apartment in this market is usually built for around four thousand rupees a square foot. SOBHA claims to spend close to seven. Anyone who doubts that number should sit through a formal SOBHA presentation and validate it.

The land parcel deserves its own paragraph. This is a fully paid up plot that SOBHA won at auction, bidding against Godrej. It is a corner, three sides open, squarish and well groomed, and nothing tall stands on any side of it. Being ringed by authority gated sectors, two towers on 3.46 acres get a genuine unobstructed view rather than a marketing one, and the low tower count leaves real room for green and water in the podium.

Getting there: Pari Chowk is about 7 minutes, Delta 1 metro station about 5, Noida International Airport about 35, Sarita Vihar about 40 and Connaught Place roughly an hour. The large Noida Expressway employers are a 15 to 20 minute drive, which is the reason this project suits IT and finance professionals particularly well. Two honest caveats: Eicher market sits diagonally opposite, and the vacant plot alongside currently hosts a street market that will disappear whenever the authority allots that land.

Our conclusion at the time of the review: buyers who have lived in a SOBHA building are unusually loyal, and that end-use pull is what drives resale. The Noida Expressway luxury benchmark sits around 20 to 25 thousand a square foot. SOBHA was offering that same tastebud in Greater Noida for materially less, and on a four year journey we saw the road to 22.

Two things have changed since we recorded, and you should know both. First, the plan grew: we spoke of roughly 380 units across four sizes, and the RERA registered project is 420 residences across eleven unit types from 739 to 2,306 sq ft. Second, the entry price is no longer the launch price. SOBHA now quotes 2.73 crore onwards, and SOBHA's own March 2026 brochure lists Aurum as completely reserved. Location: Sobha Aurum sits in Sector 36, Greater Noida — a green, low-density micro-market. It is roughly 7 minutes from Pari Chowk, about 35 minutes from Noida International Airport (Jewar), and a short 5-minute Rapido ride to the Aqua Line Delta-1 metro station. Corporate hubs on the Noida Expressway are a 15–20 minute drive, making it a strong end-use option for IT and finance professionals.

The project: a 3.46-acre corner, three-side-open plot (won from the authority in a competitive auction) with just 2 towers and about 420 residences — deliberately low density for more open, green and water space. Tower 1 is 3 Basement + Ground + 35 floors; Tower 2 is 3 Basement + Ground + 45 floors, planned as the tallest residential tower in the vicinity. Configurations: 1 BHK 739 sq ft; 2 BHK 1,270–1,361 sq ft; 3 BHK Luxe/Grande 1,571–1,901 sq ft (some with private terrace); and 4 BHK Grande 2,286–2,306 sq ft. RERA: UPRERAPRJ361748/06/2025 (dated 17-06-2025). A ~15,000 sq ft clubhouse anchors amenities including lap and leisure pools, tennis and multi-sport courts, a cricket pitch, amphitheatre, pet park and more.

Construction quality is the real story: SOBHA uses Jotun paint (the same used on the Eiffel Tower), double-glazed argon-filled windows for heat and sound insulation, and doors with an integrated drop-down steel plate that seals the floor gap. SOBHA claims to spend around ₹7,000 psf on construction versus a typical ₹4,000 psf for luxury apartments.

Pricing & verdict: launch pricing is expected around ₹16,000 psf, with pre-launch EOIs being collected near ₹14,000 psf all-inclusive (box price) and an attractive payment plan (signals of ~30% then exit). Against the Expressway luxury benchmark of ₹20,000–25,000 psf, Sobha Aurum offers SOBHA quality at a lower entry — with a projected appreciation path toward ~₹22,000 psf over about 4 years. All pricing is tentative until formal launch/RERA — verify before booking. EOIs are open for a limited window.
