The project: towers, sizes & RERA
Sobha Aurum is planned on a 3.46-acre, three-side-open corner plot (won from the authority in a competitive auction) with only 2 towers and about 420 residences – deliberately low density, leaving more room for greens and water features. Tower 1 is 3 Basement + Ground + 35 floors; Tower 2 is 3 Basement + Ground + 45 floors, planned as the tallest residential tower in the neighbourhood. Construction quality – the real story
This is where Sobha Aurum aims to stand apart. Exteriors are painted with Jotun paint – the same brand used on the Eiffel Tower and on boats, chosen for its resistance to sun and water. Balcony doors and windows use double-glazed units with an insulating gas (argon/krypton) between the panes, keeping homes warmer in winter, cooler in summer and quieter year-round. Even the doors are engineered with an integrated drop-down steel plate that seals the gap to the floor when shut. SOBHA claims to spend around ₹7,000 psf on construction, against a typical ₹4,000 psf for luxury apartments.
Price, payment plan & appreciation
Launch pricing is expected around ₹16,000 psf, with pre-launch EOIs being collected near ₹14,000 psf all-inclusive (a SOBHA-style box price), and signals of an attractive payment plan (around 30% then exit). Against the Noida Expressway luxury benchmark of ₹20,000-25,000 psf, Sobha Aurum offers SOBHA-grade quality at a notably lower entry point. Given SOBHA’s loyal, quality-first buyer base and strong end-use pull, the projected appreciation path points toward roughly ₹22,000 psf over about 4 years. Amenities
A state-of-the-art clubhouse of around 15,000 sq ft anchors the amenity deck. Highlights include a lap and leisure pool, kids’ pool and wet deck, water cascade and island gazebo, tennis court, multi-sport court, cricket pitch, outdoor fitness deck, amphitheatre, party plaza, reflexology walk, kids’ play area and a pet park – plus indoor games, badminton, banquet hall and dedicated yoga/gym/aerobics space inside the clubhouse.
