An honest breakdown of our exclusive podcast with Supertech founder RK Arora — the Twin Towers, Supernova, insolvency, NBCC, and what it all means for the thousands of families still waiting for possession.

Why we made this video

A few weeks ago we published Rise & Fall of Supertech — a story we thought was just another topic. It became a national conversation. In the middle of that response came a call from Supertech founder RK Arora himself, asking for a chance to put forward his side of the story.

We said yes. Not because we take sides, but because the 14,000+ families still waiting for their homes deserve to hear every side. This article summarises that full conversation — and, more importantly, what Noida home buyers should take away from it.

The Twin Towers: what RK Arora says now

The story begins at Emerald Court in Sector 93A. In 2004, Supertech was allotted the land; over the following years, two towers — Apex and Ceyane — rose where buyers believed a green area would be.

RK Arora’s position in the interview is that the towers were “duly approved,” that the land was a single group-housing parcel developed in two phases, and that a later amendment in the building regulations allowed the construction. On the fire-safety distance — the rule requiring a 16-metre gap for tall buildings, where the actual gap was 9 metres — he argues that the norms had changed and that the fire department had issued its NOC.

What is on record is different in emphasis: the Supreme Court, in its August 2021 judgment, upheld the demolition, found the construction in violation of norms, and noted collusion between the developer and the planning authority. The towers were demolished on 28 August 2022.

The buyer’s lesson: what is shown in a brochure and what is actually sanctioned can differ. Always ask for the government-sanctioned building plan and verify the layout, height and open spaces independently.

The real reason for the downfall, in RK’s words

Many believe the Twin Towers’ negative sentiment caused Supertech’s collapse. RK Arora disagrees. In the interview he points to other factors:

  • The Okhla Bird Sanctuary restriction (roughly 2013–2015), which he says halted construction within a 10-km radius — affecting not just Supertech but every developer in that zone.
  • Farmer agitation over land acquisition, which stalled multiple projects at once.
  • Later, Covid.

He frames the company’s trouble as a series of “force majeure” events rather than mismanagement, and claims Supertech delivered around 80% of its homes — citing projects like Capetown (Sector 74) and Eco Village.

These are his contentions. Independent records show the deeper financial stress that led to insolvency proceedings from 2021, so readers should weigh both.

Supernova: pride or regret?

On the Supernova project in Sector 94 — the 80-storey Spira tower, plus Astralis, Nova East, Nova West, Hypernova and the unlaunched Queen Tower — RK Arora is unapologetic: he calls it a point of pride, a project conceived in 2010 with architects and technology from abroad. He accepts only that the final portion remained incomplete, which he attributes to the NGT-related issues.

Insolvency, the Resolution Plan and NBCC

This is the part every stuck buyer should understand.

  • Insolvency proceedings were initiated against Supertech in 2021 on a petition by a lender. RK Arora says he challenged this and submitted a resolution plan with a quarter-wise, flat-wise delivery timeline for projects like Capetown, Romano and Meerut Sports City — a two-year completion schedule he claims had the consent of around 90% of home buyers, the authority and the banks.
  • In December 2024, that plan was set aside and the projects were routed to NBCC (the state-owned National Buildings Construction Corporation). RK Arora argues NBCC’s role is that of a Project Management Consultant (PMC), not an owner-takeover, and raises questions about funding and the monitoring committee.
  • On delivered projects like Ecociti Sector 137, he explains that registries are stuck because the company is under insolvency, which moves approvals and sub-lease deeds into the hands of the appointed committee.

The most striking moment of the interview is his statement that, under the current structure, the stalled homes may not be delivered for years — and his appeal to be involved in execution so that possession can happen faster. These are his claims; the actual timeline rests with the courts, NBCC and the monitoring committee.

What this means for Noida home buyers

Whatever side you believe, the Supertech story carries the same hard lessons as other stalled housing projects in India — Amrapali, Jaypee, Unitech. Before you invest a single rupee:

  1. Verify RERA registration on the UP-RERA portal — never buy in a project that is only “RERA-applied.”
  2. Match the brochure to the sanctioned plan — if the green area or layout differs, walk away.
  3. Trust the RERA possession date, not a sales agent’s verbal promise.
  4. Confirm the 70% escrow account is active for that specific project.
  5. Search the builder’s name with “NCLT,” “insolvency” and “RERA complaints” before paying.
  6. Prefer construction-linked payment plans tied to real milestones.
  7. Talk to existing residents about delays, quality and hidden charges.
