DMIC Greater Noida: Why Godrej, Hero and Puravankara All Bet on the Same Township in 2026

Within four months, three of India’s biggest developers won land in one 750-acre township in Greater Noida. Here is what the DMIC Integrated Township actually is, why the industry is converging on it, and the fine print every buyer should read before chasing a pre-launch booking.

Something unusual happened in Greater Noida over the middle of 2026. In June, Godrej Properties won a 23.2-acre plot. In July, Hero Homes announced a 17.3-acre development. In September, Bengaluru’s Puravankara made its entire Delhi-NCR debut by acquiring a 13.44-acre parcel. Three national developers, three big-ticket commitments, all within a few months, and all in exactly the same place: the DMIC Integrated Industrial Township in Greater Noida.

When developers of that calibre converge on one location that fast, it is worth understanding why, and worth being clear-eyed about what it does and does not mean for you as a buyer. This is the guide to the DMIC Greater Noida story: what the township is, why it is different from the rest of Greater Noida, who is building there, and the fine print behind the pre-launch excitement.

What “DMIC Greater Noida” actually refers to

DMIC stands for the Delhi-Mumbai Industrial Corridor, India’s largest infrastructure programme, a planned industrial and urban belt running across several states. Greater Noida sits at a strategic node of it, inside what is called the Dadri-Noida-Ghaziabad Investment Region (DNGIR), one of the investment regions identified in the corridor’s first phase.

Within that, the piece most relevant to homebuyers is the Integrated Industrial Township at Greater Noida, a master-planned development spanning roughly 302 hectares, about 747.5 acres, developed by a dedicated company, DMIC Integrated Industrial Township Greater Noida Limited (IITGNL), a joint venture between the DMIC Trust and the Government of Uttar Pradesh. It is planned near Bodaki, close to the proposed Multi-Modal Transit Hub at Boraki and the logistics hub near Dadri, with the Eastern Peripheral Expressway and the Delhi-Howrah rail line nearby.

The key idea, and the reason it keeps coming up, is “walk to work”: a single planned zone combining industrial, commercial and residential areas with built-in smart infrastructure, rather than housing bolted onto whatever land was available. That distinction matters, and we will come back to it.

Why the industry is converging here

Most residential projects in Greater Noida sit in general development zones, areas where housing came first and infrastructure followed. The DMIC township is the opposite: 750 acres planned from scratch with plug-and-play utilities, planned transit and industrial-grade connectivity designed in from the start. For a developer, that is a fundamentally different and more saleable product.

Layer on the wider catalysts and the convergence starts to make sense:

  • The Noida International Airport at Jewar, now operational for domestic flights and targeting international operations, sits within reach of the corridor.
  • The Eastern Peripheral Expressway and the Noida-Greater Noida Expressway give the township real road connectivity today, not just on paper.
  • The Multi-Modal Transit Hub at Boraki and the Dadri logistics hub are planned to anchor the area as an economic node, which means jobs, and jobs are what create genuine, lasting housing demand.
  • The township’s own momentum: IITGNL has been auctioning residential group-housing plots, and demand has been strong enough that developers are paying well above reserve prices to get in.

That last point is the tell. When Godrej, Hero and Puravankara all commit within months, they are making an institutional bet that this township becomes one of Greater Noida’s defining addresses. For a buyer, that is a meaningful signal, three sets of professional land-buying teams independently reaching the same conclusion. It is not a guarantee, but it is not nothing.

Godrej in DMIC Greater Noida: the anchor bet

Of the three, Godrej Properties made the largest commitment, and it is the one most people mean when they search for “Godrej DMIC” or “Godrej Greater Noida.”

In June 2026, Godrej won a 23.2-acre (93,905 sq. mtr.) residential land parcel inside the DMIC Integrated Township through an IITGNL e-auction. The company has stated the project carries an estimated revenue potential of over ₹7,000 crore, and plans premium residential apartments across varied configurations. Godrej flagged the plot’s connectivity to the Eastern Peripheral Expressway, the Noida-Greater Noida Expressway and the Jewar airport as central to the appeal.

Why this matters beyond the headline number: Godrej has a track record in exactly this market. The company has noted that two of its recent Greater Noida-area launches each delivered sales of around ₹1,500 crore, and its Godrej Riverine project in Noida’s Sector 44 sold over 275 homes worth more than ₹2,000 crore within days of opening. The pattern is consistent, Godrej turns government-auctioned plots into fast-selling premium housing. So the DMIC project is likely to launch strong and price at a premium.

The other two big bets: Hero Homes and Puravankara

Godrej is the anchor, but the cluster is what makes the story.

Hero Homes announced a 17.3-acre development in the same DMIC township in July 2026, with a development potential of nearly 6 million sq ft, one of the larger residential developments planned in the area and the brand’s second venture in Greater Noida. Early indications point to 2, 3 and 4 BHK apartments. We cover it in detail in our Hero Homes DMIC Greater Noida guide.

Puravankara, the Bengaluru-headquartered developer, chose this township for its entire Delhi-NCR debut, acquiring a 13.44-acre plot for ₹340 crore in September 2026, with a saleable potential of roughly 4.57 million sq ft and a planned project value around ₹5,200 crore, positioned as a premium high-rise township. That a major south-India developer picked this specific location to enter the north is its own kind of endorsement. Full details in our Puravankara Greater Noida guide.

The fine print: what the excitement leaves out

This is where we earn our keep, because the pre-launch enthusiasm around DMIC Greater Noida is running well ahead of the paperwork.

Every one of these projects is pre-launch, and none is RERA-registered yet. The plots have been won; the projects have not been formally launched, priced or registered with UP-RERA. That matters for three concrete reasons:

  1. A pre-launch “price” is not a committed price. Figures circulating now (for instance, pre-launch indications in the ₹13,500 per sq ft range for one project) are soft numbers, not RERA-filed rates. They can change at formal launch.
  2. Without RERA registration, your usual protections do not yet apply. No registered carpet area, no registered possession date, no RERA-filed payment plan. A booking at this stage is a booking into a project that, legally, does not formally exist yet.
  3. Possession is years out. These are early-stage land acquisitions. Construction timelines on projects of this scale typically stretch several years, and that is before any of the usual slippage.

None of this means the opportunity is not real. Pre-launch pricing genuinely is usually a project’s lowest, and buying early into a strong developer’s project in a differentiated township can work out well. But the honest framing is this: you are trading the protection of a registered project for the discount of an unregistered one. That is a legitimate trade for some buyers and a bad idea for others, and which one you are depends on your risk tolerance, your timeline, and how much of the “price” you are being quoted is actually locked.

A few questions to ask before you put money down on any DMIC pre-launch:

  • Is the project RERA-registered yet? If not, what is being asked for, and what exactly does it secure?
  • Is the “price” a formal launch price or a soft pre-launch indication that can move?
  • What is the realistic possession horizon, and what is in writing about it?
  • Which specific plot within the township is it, and what is its genuine connectivity today, not just on the master plan?

The DMIC Integrated Township is, in our view, one of the more genuinely differentiated locations in Greater Noida, planned infrastructure, real connectivity catalysts, and now the confidence of three national developers committing within a single season. That combination is rare, and it is why “DMIC Greater Noida” has become one of the most searched phrases in the corridor.

But the same momentum that makes it exciting is being used to push pre-launch bookings into projects that are not yet registered, not yet priced in any binding way, and years from possession. The developers winning these plots are making a five-to-ten-year institutional bet with professional diligence behind it. If you are buying here, the honest move is to buy the same way, on the long-term fundamentals, with the pre-launch risk understood, not on the fear of missing a soft launch price. That is exactly the diligence we do for our clients: separating what the DMIC township genuinely offers from what the pre-launch marketing is promising.
