Sopra Steria India, the local arm of the France-based technology and digital-services firm, has leased about 4.75 lakh square feet of office space in Noida for 15 years at a total rent of roughly Rs 816 crore, according to documents reviewed by Propstack. The space covers the ground floor and 17 upper floors of Towers A and B at Maconns Grand in Sector 132, along the Noida Expressway, leased from developer Maconns Infra. The monthly rent is about Rs 3.75 crore (around Rs 79 per sq ft), with a 10 per cent escalation every three years, a security deposit of about Rs 20.48 crore and 1,125 car-parking spaces at no extra cost. The deal sits alongside other recent Noida Expressway leases by Adobe (over 1.58 lakh sq ft at Max Square), Accenture and MetLife, even as NCR’s occupied office stock rose a modest 2 per cent year-on-year to about 178.3 million sq ft by September 2026.
A 15-year, Rs 816 crore commitment from a global tech firm is the kind of anchor that turns an office corridor from speculative to established – occupiers do not sign leases this long unless they expect to keep growing there.
For buyers, large and long office leases are the quiet engine behind housing: thousands of jobs on the Noida Expressway support rental demand and end-user buying in the sectors around it. Treat this as a structural positive for the Sector 132 and wider Expressway micro-markets rather than an overnight price mover, and as always, judge any home purchase on the specific project’s own fundamentals.
