Home prices along the Noida-Greater Noida Expressway have risen by about 225 per cent since 2021, according to recent industry data – from roughly Rs 6,600 per square foot then to around Rs 21,500 per square foot now. The jump is credited mainly to the corridor’s heavy infrastructure build-out, from the Jewar airport and metro and expressway links to the cluster of industrial and commercial investment along the belt. It is part of a broader tightening across the National Capital Region, where the unsold-inventory overhang has fallen from about 44 months in 2014 to roughly 12 months in 2025 as developers move away from volume projects toward premium and branded housing. The same premium shift shows up next door in Gurugram, which topped India’s residential market with about Rs 1.38 lakh crore of new project launches in calendar 2025, including thousands of homes priced above Rs 5 crore.
A 225 per cent run in four years is a genuine signal of how far the Noida Expressway has re-rated – from an affordable fringe into one of NCR’s mainstream premium corridors – but it is also a reminder that a lot of the easy gains are already in the price.
For buyers, the honest reading is two-sided. The long-term story here is real: infrastructure, jobs and connectivity genuinely support values on this belt over time. But after a jump this size, do not buy on momentum alone – the biggest percentage gains may be behind this corridor, and affordability is now stretched. Anchor your decision to the actual price and rental yield in the specific project and sector you are considering, check what new supply is coming up nearby, and treat any pitch promising another 200 per cent in a hurry with real caution.
