The Noida Authority has created three administrative circles – numbered 11, 12 and 14 – to run land acquisition and curb illegal construction across New Noida, the Dadri-Noida-Ghaziabad Investment Region (DNGIR). General Manager SP Singh will head Circle 11, while General Manager AK Arora will oversee Circles 12 and 14, with senior managers and managers posted to monitor development and prevent unauthorised building. The structure covers the roughly 80 villages that make up the planned city of about 6 lakh people, which spans about 209 square kilometres and is being built in four phases to 2041. Land is being taken on a consent basis, with compensation terms now fixed: phases one and two follow Greater Noida Authority norms with a 6 per cent developed residential plot for farmers, while phases three and four follow the Yamuna Expressway Authority policy with a 7 per cent plot. A GIS-based map will guide land use, protect water bodies and plan the road network.

Setting up the acquisition machinery – and openly naming illegal construction as a target – is the unglamorous groundwork that decides whether a new city rises cleanly or gets tangled in disputes and unauthorised colonies, the problem that has dogged earlier expansions in the region.

For buyers, this is the clearest signal yet to stay patient and careful. The Authority is actively watching for unauthorised plotting in the New Noida villages, so anyone selling ‘New Noida plots’ on agricultural land today is exactly what this crackdown is meant to stop. Wait for the Authority to launch sanctioned, RERA-registered sectors with clear titles; the 6 and 7 per cent plot terms matter mainly to landholding farmers, not to outside buyers chasing early entry.
