New Noida, officially the Dadri-Noida-Ghaziabad Investment Region (DNGIR), is moving from plan to ground. The project, whose Master Plan 2041 was approved by the Uttar Pradesh cabinet, will cover about 209 square kilometres – over 20,000 hectares – across 84 villages in Gautam Buddh Nagar and Bulandshahr, and is being developed by the Noida Authority. It is designed primarily as an industrial and manufacturing city: roughly 40 per cent of the land is earmarked for industry, with about 13 per cent for residential use and around 18 per cent for green and recreational space, and the rest for institutional, educational and commercial use. The city is planned for a population of about 6 lakh and will be built in four phases through 2041, starting with an initial phase of a few thousand hectares. Land is being acquired on a consent basis at about Rs 4,300 per square metre – in line with the revised rates on the Jewar corridor – with farmers offered cash, developed plots, or a mix; acquisition began in 37 of the villages in mid-2026.

The intent is clear: after Noida, Greater Noida and the Yamuna Expressway belt, this is the next ring of planned expansion, built to give the region a fresh industrial and logistics base anchored near the Dadri freight corridor rather than to be a quick residential market.

For buyers, the honest framing is that New Noida is a long-horizon, jobs-led story, not a next-quarter residential play. The master plan runs to 2041 and the city is still at the land-acquisition stage, so the real estate value will build gradually as sectors are planned, serviced and launched. The caution that matters: this is exactly the kind of announcement that draws premature hype and unauthorised plotting on agricultural land in the notified villages. Until the Authority formally launches sanctioned sectors, stick to RERA-registered projects with clear titles, and treat anyone selling plots inside the New Noida footprint today with real caution.
