Gaurs Group has acquired 35 acres across three parcels – the largest being 24 acres – in Sector 18 along the Yamuna Expressway for Rs 700 crore, purchased through an open e-auction from ICICI Bank on an ‘as-is, where-is’ basis. Chairman Manoj Gaur has said the company plans to launch 3 to 4 housing projects on this and other Noida and Yamuna Expressway land by March next year, with the main project slated for the 24-acre parcel. The group is also settling pending External Development Charges (EDC) and farmer-compensation obligations attached to the land.
For context, this is the same developer behind the earlier Gaur Alaris launch on the Yamuna Expressway, and it reported Rs 5,500 crore in sales bookings last financial year – so this is an established player deepening its footprint on the corridor, not a new entrant testing the water.
For buyers, a large, well-capitalised developer betting Rs 700 crore on the Yamuna Expressway belt is a real vote of confidence in the corridor’s direction, especially with the Jewar airport nearby. The balanced note is the ‘as-is, where-is’ basis and the pending EDC and farmer-compensation dues: these are normal for auctioned land but are exactly the kind of obligations that can affect timelines, so if you are considering a future Gaurs launch here, track how cleanly those are settled and wait for approved, RERA-registered projects before committing.
