DASNAC Yuva scores almost perfectly on three of our four investment filters, a prime Sector 124 location on the Noida Expressway, equidistant from both airports with metro connectivity; a credible developer in Dasnac; and a dense, ready target audience of corporates, Amity University and Max Hospital. The problem is the fourth filter: price. At an effective rate of roughly ₹27,888/sq.ft, a 450 sq.ft studio (only about 250 sq.ft after loading) works out to nearly ₹1.25 Cr all-inclusive. Even in a best-case ₹60,000/month rental scenario, that is around a 5.75% gross yield, realistically closer to 3.5%, which makes capital appreciation very hard to justify. Our bigger concern is supply. Of 777 studios, Dasnac leases about 259 (6th, 12th floor) to a hotel and retains the retail and office floors for itself, selling roughly 518 studios to individual buyers on a self-lease model. That oversupply, plus internal competition once maintenance and EMIs begin, risks a race to the bottom on rents. We genuinely admire Dasnac as a developer, their Sector 72 project, DASNAC The Arc, is a far cleaner proposition, but on Yuva we would advise caution, and would weigh a project's practicality alongside the usual four factors before investing.
