Puravankara enters Delhi-NCR with a Rs 340 crore Greater Noida land buy

Bengaluru-based developer Puravankara has made its first move into Delhi-NCR, acquiring 13.44 acres in Greater Noida for Rs 340 crore through its wholly-owned subsidiary Prudential Housing and Infrastructure Development Ltd. The land, near the Yamuna Expressway and Noida International (Jewar) Airport, will be developed as an integrated township carrying roughly 4.57 million square feet of saleable area, with a projected gross development value (GDV) of about Rs 5,200 crore. It is the company’s single largest land transaction of FY27, part of a wider FY27 pipeline of around Rs 14,100 crore GDV across 10.74 million square feet spanning NCR, Mumbai and Bengaluru. Managing director Ashish Puravankara called it ‘a meaningful first step’ into NCR, while chief executive Rajat Rastogi cited Greater Noida’s ‘compelling opportunity’.

When a large, listed, South-India developer chooses Greater Noida for its first NCR project, it is a vote of confidence in the corridor from outside the usual set of local builders – the kind of signal that tends to pull more national players in behind it.

For buyers, a new national developer entering the market is generally healthy: it brings competition, brand accountability and, often, better construction standards. The balanced note is that this is a land acquisition with a township still to be designed, approved and launched, so treat it as a strong medium-term signal for the Yamuna Expressway belt rather than an immediate price mover.
