Max Estates has set a new benchmark for Noida with Max One, an ultra-luxury mixed-use project in Sector 16B, where prices have touched Rs 37,000 per square foot – an all-time high for the city. The project spans about 10 acres and 2.5 million square feet, with a gross development value of around Rs 3,200 crore and projected annuity income of about Rs 145 crore. A 10,000 sq ft residence there sells for roughly Rs 37 crore (excluding GST), which Vice Chairman Sahil Vachani has described as the highest sale value ever recorded in Noida.
A record like this matters less for the price itself than for what it says about the top of the market: there is now genuine ultra-luxury demand in Noida deep enough to clear homes at figures the city has never seen before.
For most buyers this is a ceiling, not a benchmark for their own budget – a single record deal in one premium tower does not reset the wider market. It is worth reading as evidence that Noida’s luxury segment is maturing, while keeping your own purchase anchored to the pricing in your specific sector and project.
