Kolte-Patil Developers, a leading Pune-focused real estate company that also operates in Mumbai and Bengaluru, reported record quarterly pre-sales of Rs 1,019 crore for Q2 FY27 – up 52 per cent from Rs 670 crore a year earlier, its highest-ever quarterly sales value. For the first half of FY27, sales reached Rs 1,636 crore, up 27 per cent, while Q2 collections rose 33 per cent to Rs 795 crore. The quarter was powered mainly by a single Pune launch – Vyana at The Reserve in Vadgaon, about 1 million square feet, which alone generated Rs 616 crore, the company’s biggest-ever sales from one project launch. Average realisation held around Rs 7,829 per square foot in the quarter. Notably, even with these records, CEO Hrishikesh Parandekar said demand has softened in the near term across the broader market and ‘particularly in Pune’, while maintaining that long-term fundamentals remain favourable. The company also added six redevelopment projects in the Mumbai region with an estimated combined gross development value of about Rs 6,000 crore.

The interesting signal here is the split screen: a strong, well-located launch can still set records even as a developer openly admits the wider Pune market is cooling. Both things are true at once, and that nuance matters more than the headline percentage.

For Pune buyers, a softening market is not bad news – it often means less aggressive price hikes, more inventory to choose from and better room to negotiate, especially outside the handful of hot launches. The takeaway is to separate the project from the market: a sought-after launch may still command a premium and sell fast, but across the broader Pune market this is a buyer-friendlier window than the headlines suggest. As always, anchor your decision to the actual price, RERA status and delivery track record of the specific project you are considering.
