Godrej Properties has released the Pune edition of its study, The Elevated Living Edit, which argues that for affluent Pune buyers luxury is now defined more by wellness, green spaces and community than by size or even location. The headline numbers: 78 per cent want dedicated yoga and meditation spaces, 76 per cent prefer large balconies, 74 per cent prioritise wellness amenities more broadly, 72 per cent seek more green spaces, 68 per cent value community-centric living, 67 per cent want recreational amenities, 64 per cent look for sustainable features and 60 per cent want smart-home technology – and notably, 79 per cent said they would invest in Pune’s residential market again. The report was launched at the company’s Shubh Aarambh home-handover event at Godrej Hill Retreat in Mahalunge, a resort-themed project whose 1,400 sq m clubhouse spans four zones, seven themed gardens, an interactive gym, wellness spaces and more than 25 resort-style amenities. Mayank Poddar, CEO (West-East Zone) at Godrej Properties, said luxury in Pune now centres on wellness, community and access to nature, and that the company is on track to deliver more than 4,000 homes in the city by the end of FY27. The study does not disclose its sample size or methodology.
The signal worth taking from this is less the exact percentages and more the direction: premium Pune demand is shifting from how big a home is to how well it supports daily living – light, air, greenery and shared spaces.
For buyers, treat this as a useful read on the market with one honest caveat: it is a developer’s own survey, released alongside one of its projects, so it naturally frames demand in a way that flatters amenity-led luxury housing rather than being independent research. Wellness features and resort-style clubhouses are genuinely nice to have, but they come with real running costs – larger amenity footprints usually mean higher monthly maintenance – and they do not substitute for the fundamentals. Before paying a premium for a wellness-branded project, check the developer’s delivery track record, RERA registration, carpet area (not just super built-up), and what the maintenance charges will actually be once you move in. Amenities are the bonus; title, delivery and liveability are what protect your money.
