Godrej Properties acquired 8.5 acres in Pune at the start of 2026, targeting roughly Rs 2,000 crore in eventual project revenue. It was the first of several large developer land bets the city attracted through the year, even as later data showed softening residential sales volumes.

When a top-tier national developer commits early in the year, it is a useful confidence read on how the industry views a market’s medium-term demand.

For buyers, developer land-buying signals more branded supply ahead. As always, judge the eventual project on its price, approvals and delivery record when it actually launches, rather than on the land deal alone.
