Draft UP Unified Building Rules 2026 could reshape FAR across Noida, Greater Noida & YEIDA

The Uttar Pradesh government’s proposed Unified Building Rules 2026 aim to replace the separate building byelaws used by Noida, Greater Noida and YEIDA with a single statewide framework.

The headline change links Floor Area Ratio (FAR) to road width — plots fronting wider roads could permit larger, taller buildings — alongside clearer rules for merging plots and converting land use, plus updated fire-safety and construction standards. Map sanction and construction permissions would move to one consolidated process.

The rules are still in draft, with no confirmed effective date. Analysts expect the biggest long-term upside for YEIDA sectors near Jewar airport, Noida Expressway corridors, Greater Noida West and wide-road commercial sectors — though near-term prices will still track demand.
