Birla Estates disclosed two live premium Pune projects – Birla Punya and Birla Evam (the latter with IFC co-investment) – carrying a combined GDV of Rs 5,631 crore, of which Rs 1,012 crore is slated to launch in Q4 FY27. Company-wide, it targets Rs 10,000-15,000 crore of new GDV across Pune, MMR, Bengaluru and NCR in FY27.
Another large, named national developer scaling up in Pune – not treating it as a side bet – reinforces the city’s standing as a core market for premium housing.
For buyers, more branded premium supply means more choice at the top end. As with all pre-launches, weigh each project on its price, location and delivery track record when it comes to market.
