If you have been following our content, you know we never mince our words. We are always vocal about the positives as well as the negatives of any property. Usually, we reserve our final verdict for the very end. However, today, we are starting with the verdict: CRC The Peridona is perhaps the best thing that could have happened to Noida’s luxury real estate.

In this comprehensive review, we will decode every aspect of this magnificent project—from its prime location and price list to its breathtaking floor plan and layout—to justify why it deserves all the hype. Fasten your seatbelts, because you are about to witness history in the making.


The Developer Profile: Who is CRC Group?

When investing in an ultra-luxury segment, the developer’s track record is the very first thing you should evaluate.

CRC Group is relatively young—just 7 years old. Their first major delivery in Noida was Sublimis. Launched in 2018 at a humble price point of ₹3,000 per sq. ft., it was scheduled for delivery in 2024. Despite navigating the tough COVID-19 era, Sublimis was delivered two years ahead of its projected timeline. The construction quality was so impeccable that today, resale prices hover around ₹12,000 per sq. ft.

They followed this up with Joyous in 2020. Launched around ₹5,000 per sq. ft., it’s currently trading around ₹12,000 per sq. ft. while still in the finishing stage, proving that Sublimis wasn’t just a fluke. CRC then ventured into commercial real estate with The Flagship—set to become a better version of Advant Navis—and is making waves again with CRC Maesta in the Extension micro-market.

In short, CRC has managed to build massive anticipation around its brand. People aren’t just appreciating their work; they are becoming hardcore fans, positioning CRC as a credible successor to legacy luxury brands like County.

While the Peridona project in itself is very strong, the location and ecosystem that it lies in are even stronger: The Kingdom of Jaypee Greens.

Located strategically at the edge of Pari Chowk, Sector 128, intersecting Noida and Greater Noida, it offers prime accessibility. But Jaypee Greens isn’t just any township—it is a meticulously curated, low-density, 452-acre green sanctuary that naturally attracts the upper echelon.

The moment you enter this township, the shift in AQI and temperature is instantly noticeable. Across its massive 452 acres, the township houses a maximum of 4,000 units (villas, low-rises, and high-rises combined). That equates to a staggering density of roughly 9 units per acre—an absolute rarity in Pan-India real estate.


The Master Plan: Towers, Clubhouse & Amenities

Peridona will stand tall on a 6.8-acre land parcel featuring 7 distinct towers. While 7 towers on 6.8 acres might sound dense, the design is brilliantly optimized.

  • Single Unit Per Floor: Towers 1, 2, 3, 4, and 6 feature just one unit per floor. This naturally makes the towers slimmer, leading to minimal ground coverage.
  • Two Units Per Floor: Towers 5 and 7 have two units per floor, which still leaves ample walkable ground space.

All towers shoot up to 43 levels, but the real game-changer lies in the architecture of the lower and uppermost floors.

The Lifestyle Universe: The first four floors of all towers seamlessly merge to create a jaw-dropping, never-seen-before 1.8 Lakh sq. ft. Clubhouse. Calling the offerings “amenities” feels like an understatement—it features an ice rink, a jazz club, a karaoke lounge, two grand theatres, three swimming pools, and a bowling alley. Furthermore, the towers are connected at the sky level, offering a humongous deck space featuring an infinity pool, sky bar, observation deck, jogging track, and a yoga deck, offering sweeping views of the city skyline and golf course.


Floor Plan & Layout Deep-Dive: Tower 5 (4BHK – 5500 Sq.Ft.)

Let’s break down one of the units to understand the architectural brilliance of the CRC The Peridona floor plan. The 5,500 sq. ft. 4BHK unit in Tower 5 boasts an impressively low super area loading of just 37.29% (highly unusual for modern luxury apartments where loading often exceeds 40%).

  1. Accessibility & Location: Peridona is located right at the township entrance. To reach Gaur Legacy, you have to drive/walk 1.5 km deeper into the township since alternative gates remain non-operational.
  2. Noise Levels: Legacy sits right on the chest of the bustling Pari Chowk, exposing it to urban noise unless you opt for a much higher floor (which defeats the purpose of the ground-level golf views). Peridona offers absolute tranquility.
  3. Double-Sided Premium Views: Legacy units are 2-side open, but one side faces Pari Chowk. Peridona is flanked by the beautiful 60-Acre Nature Park on the East and the Golf Course on the West—ensuring perfect sunrises and breathtaking sunsets from both decks.
  4. Proximity to Social Hubs: From Peridona, the Boomerang Club, Temple, and Sports Complex are all a short walk away. The Nature Reserve Park is so close you don’t even need slippers. From Legacy, you would have to drive to these amenities.

What about projects outside Jaypee Greens?

  • vs. M3M’s Jacob & Co: If you want a buzzing, cosmopolitan environment closer to Delhi with the tag of Branded Residences, Jacob & Co. is a great fit. But if you value peace, cleaner air, better practical unit layouts, and a blend of forest/golf course vibes over pure brand names, Peridona wins hands down.
  • vs. L&T Green Reserve: Located in Jaypee Wishtown, L&T costs about the same and faces a golf course. However, L&T offers a mix of sizes (from 2800 sq.ft. 3BHKs up to 5700 sq.ft.), resulting in a varied gentry. Peridona starts at 5000 sq.ft., ensuring a highly homogeneous, HNI-only community. Furthermore, L&T features 4 units per floor with a density of 100 units/acre, whereas Peridona is mostly 1 unit per floor with just 50 units/acre.

Final Words & Investment Verdict

Let me make an honest admission: I have rarely, if ever, called a project “Uber-Luxury” in my reviews. But today, I can confidently say that true luxury has finally arrived in Noida.

CRC The Peridona is not a routine residential project. It is a deadly combination of a luxury structure embedded in a rare, scenic ecosystem. When a product is this rare, the market doesn’t dictate its appreciation—you do.

This is the last available prime land parcel within Jaypee Greens; there can never be a replica of this project. Looking at the price list, with prices starting around ₹13 Crores, it is exclusively reserved for the elite. If you can afford it, do not wait for the next big thing. If there is ever going to be a “Camellias of Noida,” this is it!
