In Noida you usually get to tick only two of three boxes: unit size, a strong builder, and a premium location. ACE Han'ei is our answer for the buyer who will not compromise on size or on builder quality, but whose budget will not stretch to the Noida Expressway.

The case rests on ACE's own record. A large 3 BHK at Ace Parkway in Sector 150 sold at roughly 2 crore just before its 2022 possession. The same unit is around 3 crore today, and the delivered society turned out genuinely resort like. Han'ei reads as an upgraded Parkway at a lower entry price.

The product itself is well thought through. A four side corner plot with direct access from the 130 metre road means no wall sharing neighbour, broad views and real ventilation. The towers are placed in isolation so no tower looks straight into the next, and the first stands perpendicular at the front with the 130 metre road view to itself. Each tower carries a single unit size, the 4,190 sq ft Type A in Tower 1, the 3,200 sq ft Type B in Towers 2 and 3, and the 2,290 sq ft Type C in Towers 5, 6 and 7, with only two to four homes per floor and four high speed lifts serving each.

The specification is where it separates itself from the rest of Extension. Decks of 8 to 10 feet with every apartment, wrap around balconies, ceilings of 11 to 11.5 feet, Italian marble in the living and dining, fitted kitchen and wardrobes and ACs already in. The balcony area alone on the largest home is 84 square metres. The club carries a multi cuisine restaurant, private dining rooms, a bar, banquet halls, a bowling alley and an Olympic size pool. At a launch price of 12,500 rupees per square foot, that is a lot of house for the money.

The honest reservation is approach. Sector 12 reaches the wider city through Gaur Chowk, and that multi intersection jams hard at peak hours. Two fixes are in motion, the six lane underpass at Gaur Chowk now under construction and targeted for late 2026, and the metro corridor cleared up to Greater Noida West Sector 4. Both are timeline dependent, and even the brochure puts the upcoming metro station 5.4 km away rather than at the doorstep.

Our take: if you are looking for a home to live in rather than a quick trade, this is a sound option. Waiting for a 20 to 30 lakh correction in a market where demand and supply are steadily converging is a bet that rarely pays. Good assets keep appreciating at a decent pace, it is the froth that corrects. Suno sabki, karo mann ki.
