State Bank of India has acquired roughly 2 acres of leasehold land (about 8,581 square metres) along with around 1.83 lakh square feet of built-up space – a basement, stilt and 15 floors, with 200 parking spaces – in Kharadi Knowledge Park, buying it from Siddhivinayak Enterprises for Rs 414 crore. Stamp duty of about Rs 28.98 crore was paid and the deal was registered on August 14, 2026. The tower is set to become an SBI office.
The signal here is institutional demand. When a public-sector giant like SBI chooses to own, not just lease, a large office in Kharadi for its own operations, it is a vote of confidence in the location as an established commercial and IT destination – the kind of anchor that tends to support office rents and surrounding demand over time.
For buyers and investors, the honest framing is that this is a corporate end-use purchase, not a residential price benchmark, so it does not by itself move flat prices. But it is a useful data point in the bigger picture: Kharadi’s pull for serious institutional occupiers strengthens the long-term case for the area’s commercial and rental market. If you are considering property there, treat deals like this as evidence of a healthy office ecosystem nearby, while still judging any home purchase on its own connectivity, approvals and price.
