At the same time, and independently corroborated, Pune’s average price crossed Rs 8,000 per square foot for the first time – reaching Rs 8,084, up 13.7% year-on-year.
The two facts together tell the real story: fewer transactions but firmer prices. For buyers, that means less frenzy and more room to negotiate on specific units, even as headline rates keep climbing – a market cooling in volume but not (yet) in price. For sellers, it is a reminder that a rising average does not guarantee a quick sale in the affordable segment.
