PropTiger’s Real Insight report for the April-to-June quarter of 2026 shows Pune home sales fell to 12,642 units, down from 15,962 in the same quarter of 2025 – a drop of about 21 percent year-on-year, or 3,320 fewer homes. Among the eight major cities tracked, Pune posted the second-steepest decline (after Ahmedabad’s roughly 20 percent fall), while the eight-city market overall slipped about 6 percent to 91,729 units. Not every market cooled: Chennai (up around 36 percent) and Hyderabad (up around 15 percent) went the other way. The report attributes the softness to global economic uncertainty, geopolitical tension and buyer caution linked to worries about AI and job security.
At the same time, and reported independently, Pune’s average price crossed Rs 8,000 per square foot for the first time, reaching about Rs 8,084 – up roughly 13.7 percent year-on-year. So the two facts sit together: fewer transactions, but firmer prices.
One point of context, in the spirit of not dressing up old data as breaking news: the underlying PropTiger numbers were first reported in national coverage around mid-August, and the Pune-specific figure was picked up in regional press a little later. So this is a statistic worth understanding, not a same-day announcement.
For buyers, the balanced read is more interesting than the doom headline. A 21 percent fall in volume with prices still rising points to a market cooling in activity but not in rate – which usually means less competition and more room to negotiate on specific units, rather than a broad price crash. If you have been waiting on the sidelines in Pune, this is the kind of quarter where a serious, well-funded buyer can find leverage on individual deals. For sellers, the same data is a reminder that a rising average price does not guarantee a quick sale, especially in the more affordable segment where caution is heaviest.
