Noida Authority has issued a request for proposals (RFP) to develop a 25-acre plot in Sector 94 – the parcel often billed as the ‘Gateway to Noida’, close to the Noida-Greater Noida Expressway – as a single mixed-use destination. The plan brings together a convention centre and exhibition halls, retail and office space, a hotel, serviced apartments and residential units, at an estimated project cost of Rs 4,526 crore. The Authority is taking it forward on a public-private partnership (PPP) basis, with a build timeline of roughly 30 months once a developer is selected.

The status is the important part. This is an RFP – an invitation for developers to bid – not a project that has broken ground. The long-discussed convention and habitat idea for this location has finally been given concrete numbers and a component list for the first time, which is a real step forward, but the timeline only starts counting after a developer is appointed.

For buyers and investors watching the Expressway corridor, a landmark convention-and-hospitality anchor at the city’s gateway would, over the long run, support footfall, offices and premium housing demand nearby. Treat it as a genuine positive signal for the micro-market, while remembering it is at the bidding stage: the value is in what gets built and when, so watch for the award, the appointed developer and an actual ground-breaking before pricing it in.
