Lodha Developers, one of India’s largest listed developers, has formally entered the Delhi-NCR market with its first project in the region: Lodha Pantheon, a Grade A++ office complex on Gurugram’s prime Golf Course Road. The company is investing about Rs 1,100-1,200 crore in the development, which sits on 1.2 acres and will offer roughly 4 lakh sq ft of saleable area across 27 floors, with floor plates ranging from about 13,000-15,000 sq ft to 20,000-25,000 sq ft. In a notable twist on the usual model, Lodha plans to sell the office spaces outright rather than hold them as a leasing asset – executive director (finance) Sushil Modi said demand for premium Gurugram office space is strong, particularly from businesses that want to own their workspace rather than take long-term leases, and that the project has seen a good initial response. Lodha also plans to launch a residential project on Gurugram’s Sohna Road in the fourth quarter of this financial year (January-March 2027); the office and housing projects are being treated as pilots to test the NCR market before the company scales up. The move builds on a joint development agreement Lodha signed last year with the MRG Group for two Gurugram projects, one commercial and one residential, and extends the developer beyond its existing markets of the Mumbai region, Pune and Bengaluru.
When a Mumbai-headquartered major like Lodha picks Gurugram’s Golf Course Road for its very first NCR project – and chooses to sell offices rather than lease them – it is both a vote of confidence in the corridor and a read on how strong the buy-your-own-office demand has become.
For our readers this is Gurugram, not Noida or Pune, so we carry it in the general Real Estate section – but the signal travels. More large, branded developers competing across NCR generally raises the bar on quality and accountability, and a sell-not-lease office model is a useful marker of how deep commercial demand runs in prime Gurugram. The honest caveats: this is a newly launched project with no construction or completion timeline disclosed, Lodha itself calls it a pilot, and buying commercial office space is a very different proposition from a home – returns depend on tenant demand, resale liquidity and management. Treat it as evidence that NCR’s premium commercial market is deepening rather than as a product to act on today, and apply the usual checks – RERA registration, clear title and the developer’s delivery record – to any commercial purchase.
