Every great real estate story has a plot twist — and ACE Acreville’s is more dramatic than most.

The Lotus City Backstory

In 2012, 3C Lotus Company — then a respected Delhi NCR developer — acquired 100 acres on Yamuna Expressway and launched a township called Lotus City. Phase 1: 512 residential plots (120 to 500 sq yd) went on sale and reportedly sold out in days at ₹40,000–45,000 per gaj. Phase 2 planned a highrise block. Phase 3 would add more plots. What followed was a long wait. Farmers demanded 64% higher compensation. Other Lotus projects slowed. Construction never started. By 2019, Lotus City was in NCLT proceedings, leaving 512 plot buyers watching their investment sit as vacant land for over a decade.

ACE Group Steps In

In 2023, ACE Group saw an opportunity. They submitted a resolution plan to NCLT (alongside Yamuna Authority) that was approved after 76 board meetings — at a total consideration of ₹299 Crores, including ₹80 Crores in farmer compensation. Land cleared. RERA obtained. Lotus City was reborn as ACE Acreville.

What ACE Is Selling Now

ACE has three revenue streams: fresh plot inventory, a highrise block (coming later), and a commercial complex. The current launch is 374 fresh plots in three sizes:

Construction Rules — What You Can Build

Ground coverage limits: 200 and 300 sq yd plots allow 75% ground coverage; 500 sq yd plots allow 65%. FAR is Plot Size × 1.8 — for a 200 gaj plot, that means 360 gaj total buildable area, and with 150 gaj ground coverage, you can build approximately 2.4 floors. Registry must happen within 6 months of possession, and a respectable structure must come up within 3 years of registry — giving a total 3.5-year construction window from possession.

The Price Question: ₹1.3L/Yard vs Authority ₹75k/Meter

Comparing ACE Acreville to authority plots on price alone is a category error. Authority plots give you the classic colony experience — park, guard, Mother Dairy. ACE Acreville is a gated township: resort-style landscaping, a premium clubhouse, security, maintenance, and a hands-off ownership experience. For NRI investors or Delhi-based buyers, this distinction is enormous. There is also a scarcity argument. Authority plot inventory runs into lakhs of units. Private gated township inventory on Yamuna Expressway in the 200–500 gaj bracket is in the low thousands. As the region develops, scarcity will be felt first in premium township plots.

The Yamuna Expressway Case

Scepticism about Yamuna Expressway is fair. But the Noida Expressway looked like a gamble in 2005, and Greater Noida in 2015. Those who waited for proof of habitability paid 3× more. The next two years will likely see visible construction on the airport, Film City, the food park, and highway connections from Faridabad and Gurgaon. When those projects break ground in public view, sentiment shifts — and so do prices.

My Prediction (July 2026)

Authority plots on Yamuna Expressway: approximately ₹2L/meter by 2032 (2.5× current). ACE/ATS-style township plots: approximately ₹4.5L/gaj by 2032 (3.5× current). Township premium will widen, not narrow, because township inventory is finite.

Verdict

ACE Acreville at ₹1.3L/yard is expensive for what Yamuna Expressway is today. It is reasonably priced for what it will be in 7 years.
