The Islands by Gaurs

The Islands by Gaurs is at Plot No. B-11, Jaypee Greens, Pari Chowk, Greater Noida 201306, Uttar Pradesh, inside the delivered 452-acre Jaypee Greens township.

The project is registered with UP RERA under UPRERAPRJ734569. Details can be verified at www.up-rera.in. The project collection account records a launch date of 4 April 2022.

The Islands offers 4 and 5 bedroom golf-view residences only. There are no smaller configurations in the project.

506 residences across 9 blocks lettered A to I. Block A is built to a 3.9 metre floor-to-floor height and Blocks B to I to 3.6 metres.

The RERA proposed completion date reported for the project is April 2030, and the project was registered on 4 April 2022. Channel-partner listings market an earlier handover, sometimes quoted around 2027, which is several years ahead of the regulatory date. Gaursons does not publish a possession date on the official project website. Ask for the RERA completion date in writing and verify it yourself against UPRERAPRJ734569 at www.up-rera.in before you commit.

Gaursons has not published a price list or a per sq ft rate on the official project website. Figures circulating on channel-partner sites start around ₹7.3 Cr for a 4 BHK and ₹9.8 Cr for the 5 BHK, but these are not developer-published and we have not verified them. Please ask us for the current official price sheet.

Two things. First, it sits inside Jaypee Greens, a delivered 452-acre township with an 18-hole Greg Norman golf course, sports complex, clubs, schools and hospitals already operational, so the surrounding infrastructure is not a promise. Second, The Orbit skywalk runs about 90 metres above the ground just over the 23rd floor and physically connects eight of the nine towers, carrying an observatory deck, open air theatre, paddle court and jogging track at that height.

Imported marble in the drawing and dining rooms, laminated wooden flooring in all bedrooms, vitrified tiles in the kitchen and toilets and anti-skid tiles on balconies. VRV or split air conditioning in bedrooms, drawing, dining and kitchen, geysers in toilets and kitchen, glass balcony railings, video intercom, modular kitchen cabinets with a stainless steel sink, RO, hob and chimney, and wardrobes in all dressing rooms.

Gaursons does not publish the land area on its official project website, and we are not going to guess it. Third-party listing sites variously quote 2.23 acres, 3.5 acres and 6.5 acres for the same project. None of those figures works: 506 residences of 4,360 to 6,011 sq ft need roughly 15 to 24 acres at normal Greater Noida density, so 2.23 acres would imply a floor area ratio of about 26, which is not buildable. Ask Gaursons for the plot area recorded in the RERA registration if this matters to your decision.

Gaursons publishes monthly site photographs for all nine towers, A through I, on the project website. The most recent set at the time of writing is dated 5 August 2026, and every tower is shown under construction. The project was registered with UP RERA on 4 April 2022 and the RERA proposed completion is April 2030. Check the developer construction updates page for the current month before you visit.
