Saraansh Verdict: Yes — buy it. ACE Estate is a genuinely quality product, and even as an end-user it is worth taking. It is priced at a premium — about 30–40% above authority plots — but that premium buys a serviced-township experience an authority sector simply cannot: a central lake, pool decks, an open-air gymnasium, sports courts, a temple and a 43,000 sq.ft five-star-level Club Spade, plus planned school, healthcare and retail. Two caveats I would stress: plan to shift only after about five years, because the ecosystem is still developing and until then you will drive to Greater Noida for schools, medical and shopping; and enter only with a 5-year-plus horizon. The investment logic is supply — authority plots number 35,000+, while private serviced townships like this hold under 2,000 units, so at resale your buyer has far fewer options and your price holds better. Pick a good size and facing, invest for five years, and the money will be made. As an end-user, build after four years and move in. Either way, it is a very good option.
