The minimum guaranteed rent truth: a ₹35,000/sq ft unit is often sold at ₹40,000/sq ft, and that ₹5,000 differential is returned to you as 'assured rent' over 3 years. Once the guarantee ends, you get actual market rent or a revenue share — which nobody can predict today.

Hidden CAPEX charges: when a brand fits out your shop (racks, trial rooms, lighting, counters), the cost is passed to you — ₹1,200–2,000 per sq ft, usually charged on super area instead of carpet area, and repeated every time the tenant changes.
