The detailed project report (DPR) for a proposed six-lane elevated road along Noida’s Master Plan Road-1, running from Sector 3 to Sector 60, is ready and headed to the Noida Authority for review. Prepared by IIT Roorkee – which the Authority engaged under an agreement for a fee of about Rs 2 crore – the corridor is roughly 5.49 km long and is estimated to cost around Rs 850 crore, a figure that will be finalised after the Authority tests the DPR’s costs and rates. The route starts near the Sector-16 Film City underpass, opposite Sector 3, runs over the junctions of Sectors 12, 22 and 56, crosses the Sector-57 crossing and descends opposite Sector 60. The aim is to let vehicles bypass four of the city’s most congested points – the Noida Stadium crossing near Sector 21A, the Sector 12/22 crossing, the Sector 12/22/56 T-junction and the Sector-57 crossing. After descending at Sector 60, drivers would have smoother access to Sectors 73, 121, 59, 62 and 63 and on to Ghaziabad, improving links to the city’s industrial and commercial belts. With the DPR in, the Authority will review the numbers, give in-principle approval and then start the tender process; no construction start or completion date has been announced.
Elevated corridors like this are really about time, not distance: the value is in skipping the four choke points that turn a short cross-city trip into a long one, which is exactly what buyers along this stretch feel day to day.
For buyers and residents in the Sector 3 to 60 belt and the areas it feeds, an elevated road that removes these junctions would be a real quality-of-life and connectivity gain, and better road links generally support property values over time. The balanced note is that this is still an early stage – a DPR is the planning document, not a sanction. The cost is an estimate, approval and tendering still lie ahead, and Noida has a track record of elevated projects that took far longer than planned. So it is a genuine positive to factor into the long-term picture for these sectors, but not a reason to pay a premium today for connectivity that has not yet been built.
