M3M outbids DLF to win a Rs 1,850 crore, 12.5-acre plot in Noida Sector 108

M3M has emerged as the highest bidder for a 12.5-acre mixed-use plot in Noida Sector 108, at a price of around Rs 1,850 crore (some reports put it at about Rs 1,839 crore). That is more than double the plot’s reserve price of roughly Rs 835 crore, and it came after a bidding contest with DLF – two of the country’s larger developers competing hard for the same Noida land.

When established players bid a plot up to twice its reserve, it tells you something useful: serious money sees room to make premium projects work here. A price like this reflects confidence in Noida’s demand, connectivity and long-term direction.

For buyers, the honest read is two-sided. It is a genuine vote of confidence in the Sector 108 micro-market and Noida broadly – the kind of institutional interest that tends to support values over time. But a high land cost also feeds into eventual pricing, so any future project here is likely to be positioned as premium. Treat it as a strong signal about the area’s trajectory, and judge the actual homes on their price, approvals and delivery when they launch.
