Delhi-NCR’s housing market picked up through the festive quarter, and Noida and Greater Noida are among its brightest spots. Industry data for the July-September quarter points to broad momentum: housing demand across the major metros rose about 7 per cent year-on-year (NoBroker), new launches jumped around 32 per cent, and average prices across the top cities rose roughly 7 per cent, with Delhi-NCR up about 12 per cent year-on-year (Anarock). Within the region, the premium segment is where Noida stands out – demand for homes priced above Rs 3 crore rose about 19 per cent in Noida and 34 per cent in Greater Noida, according to figures attributed to Omaxe managing director Mohit Goel, while New Delhi housing demand rose about 9.9 per cent quarter-on-quarter. On where buyers are actually looking, the Noida Expressway corridor and Sector 150 are drawing the most attention for their planned communities, open spaces and proximity to employment hubs; Greater Noida is increasingly treated as an emerging residential destination; and in Gurugram the interest sits along the Dwarka Expressway, SPR and New Gurgaon. Analysts are clear that the pull is connectivity and infrastructure rather than festive discounts – Prateek Group’s Prateek Tiwari noted the Noida Expressway and Sector 150 are attracting attention for their planned development and connectivity, with the festive season adding momentum where the product matches what end-users want.
For Noida, the useful signal here is not the festive headline but where the premium demand is concentrating: the Expressway corridor and Sector 150, the same stretches that keep drawing planned, amenity-led projects.
For buyers, a genuinely busy festive quarter is a reasonable time to transact, but keep the fundamentals ahead of the offers. Festive ‘deals’ are a marketing tool; the things that actually protect your money are the developer’s delivery track record, RERA registration, clear title and the real connectivity of the specific location – which is exactly what the demand data says buyers are now rewarding. Note too that while demand and prices are up, Greater Noida saw little price change this quarter, so this is a selective recovery, not a uniform boom. Anchor your decision to the pricing and legal status of your particular project and sector rather than the regional growth number, and treat a festive discount as a bonus on a sound purchase, never the reason for it.
