Noida is now NCR’s priciest market, up 61% year-on-year to Rs 25,805 per sq ft

A report from Kotak Institutional Equities shows Noida moving to the top of the NCR price table, with average rates up about 61 percent year-on-year to Rs 25,805 per square foot. The same report notes Ghaziabad going the other way, with prices down about 17 percent over the period – a reminder that ‘NCR’ is really several very different markets.

A 61 percent jump in a single year is a striking number, and it reflects genuine strength: better infrastructure, the Jewar airport story, and steady end-user and investor interest have all supported Noida. For existing owners, that is good news on paper.

For buyers, the balanced takeaway is that fast appreciation cuts both ways. Strong price growth confirms the market’s momentum, but it also means entry timing and unit selection matter more, not less – buying at the top of a sharp run-up leaves less cushion if the pace cools. Treat the 61 percent as evidence of a healthy market to be in, not as a promise that the same gain repeats next year, and focus on projects where the price is backed by real location and delivery fundamentals.
